Remaining Lease and CPF: What Buyers Should Check First
How remaining lease affects CPF usage, loan limits and resale value, and the questions to ask before viewing an older flat.
Two flats on the same street, same size, same floor, can differ by $150,000 purely because one has 78 years left on its lease and the other has 55. That gap is not sentiment — it is financing.
Why the lease number is a financing number
CPF savings can generally be used for a resale flat only where the remaining lease covers the youngest buyer to age 95. Where the remaining lease falls short of that, the amount of CPF you may use is pro-rated, and where the remaining lease is very short, CPF cannot be used at all.
The same logic constrains bank and HDB loans: shorter remaining leases mean shorter maximum tenures and lower loan-to-value limits. A flat that looks cheap per square metre can require far more cash than a slightly more expensive one with a longer lease.
The three numbers to check
- Lease commencement year — visible on every transaction record and on our town and street pages.
- Remaining lease in years and months — derived from the commencement year, or taken directly from the dataset for 2015 onward.
- Age of the youngest buyer — the reference point CPF uses when testing whether the lease covers them to 95.
What this means for resale value
Lease decay is not linear in price, but it is persistent. Flats approaching the final third of their lease tend to see both a thinner buyer pool and tighter financing, which compounds into slower sales and wider negotiation room. That is visible in the data as lower price per square metre on older blocks within the same town.
Our town pages show price per square metre alongside lease commencement data, so you can see the discount an older block carries in practice rather than in theory.
Before viewing, calculate the remaining lease and the youngest buyer's age to 95. If the lease falls short, work out the cash top-up before you fall in love with the flat.
