These terms govern your use of HowMuchAh? (the "site"). By using the site you accept them. If you do not accept them, please do not use the site.

1. What this site is

HowMuchAh? is a free, independent reference tool that presents HDB resale transaction records published by the Housing & Development Board on data.gov.sg, together with derived statistics such as average price per square metre, transaction volume and price ranges.

It is not a property listing service, a brokerage, a valuation, or financial, legal or tax advice. We are not affiliated with HDB, the Singapore Land Authority, SingPost or any government body.

2. Accuracy and no warranty

The data is reproduced as published by HDB and is indicative only. Resale prices depend on factors the records do not capture — storey, orientation, renovation, negotiation and the condition of the unit. Records can also contain errors, be revised, or lag the actual transaction by several weeks.

Remaining lease figures are derived from the lease commencement year assuming a 99-year lease, except where the dataset supplies a lease string directly. They are an approximation, not a title search.

The site is provided "as is" and "as available", without warranties of any kind, express or implied, including fitness for a particular purpose or non-infringement. Always verify against the official HDB record and your own professional advice before making a property decision.

3. Acceptable use

• Do not scrape, crawl or automate requests at a rate that degrades the service. Search requests are limited to five per minute per IP address; exceeding that returns HTTP 429.
• Do not attempt to bypass rate limits, probe for vulnerabilities, or interfere with the site's operation.
• Do not reproduce the site wholesale, or present its derived statistics as your own product, without permission.
• Do not use the site for any unlawful purpose, including harassment of residents or identification of individuals from transaction data.

4. Intellectual property

The underlying transaction data is published by HDB under the Singapore Open Data Licence and remains attributable to HDB. Site design, code, editorial content and derived analysis belong to HowMuchAh? and may not be copied in bulk without permission.

You may quote individual figures with attribution and link to any page. Search engine indexing is welcome.

5. Third-party services

Postal code resolution uses the OneMap service operated by the Singapore Land Authority. If advertising or analytics are enabled, Google services may load after you consent. We are not responsible for third-party services, their availability, or their terms.

6. Limitation of liability

To the fullest extent permitted by law, HowMuchAh? is not liable for any direct, indirect, incidental or consequential loss arising from use of, or reliance on, this site — including loss arising from a property purchase, sale or valuation decision. Where liability cannot be excluded, it is limited to SGD 100.

7. Availability and changes

We may change, suspend or discontinue any part of the site at any time, including data coverage and these terms. Material changes take effect when the date above changes.

8. Governing law

These terms are governed by the laws of Singapore, and the courts of Singapore have exclusive jurisdiction over any dispute.
