What moved

Prices rose while volume fell 10.8%. Fewer transactions at higher prices is the signature of a tight month: sellers holding firm, and buyers competing for a thinner pool of listings.

Towns that moved most

Only towns with at least eight resales in both months are shown, so a single unusual deal cannot top the table.

Year on year

Against September 2025, the median resale price is up 0.8% — from $645,000 to $650,000. Twelve-month comparisons are a better read on direction than any single month, because flat-type mix swings month to month.

How to read these numbers

These figures come from HDB resale registrations published on data.gov.sg, covering September 2026. Registration lags the actual deal by roughly four to eight weeks, so a month can still gain a small number of records after this article is written; the latest version of every figure is always on the town and street pages.

  • Mix matters: a month heavy in 5-room and executive flats lifts the average without any flat being worth more.
  • Price per square metre is the cleaner comparison, because it removes flat size from the equation.
  • Storey, orientation and renovation are not in the data, so identical units can transact far apart.
  • Transactions between relatives and part-share resales are excluded by HDB.
